Stratiq Capital, a Texas-based investment firm, has established itself as a key player in the Sun Belt region’s real estate industry. The company’s lineage dates back to 1997, when co-founder Rick Walker was a consultant for a military base operations contractor. That same year, he founded a data hosting and advisory company in Corpus Christi and Oklahoma City, providing property repair and maintenance contracts for 1,000,000+ square foot portfolios to the federal government.

In 2000, Walker founded the predecessor, GreenEfficient, which provided fixed-fee repair and maintenance services to green commercial buildings based on accumulated building operations and lifecycle data analytics. By 2009, GreenEfficient had expanded its LEED and sustainability advisory business into other regions and grown to 400 W2 employees.

In 2012, Stratiq’s general partners began acquiring mid-rise/high-rise offices. In 2018, the LUMICRE business spinoff of GreenEfficient took over the commercial real estate investing and management business, leaving the federal business as GreenEfficient. Stratiq and its affiliates now own office assets exceeding 500,000 square feet.

Stratiq was formed in 2019 by a group of 11 family offices and partnered with LUMICRE to acquire commercial real estate and operating equity. The company has launched,SC Strategic Fund I, LP its first external investment offering. The company leverages 25 years of commercial property data, analytics, and investing to provide strategic investment opportunities.
